Welcome to our public exhibition

This exhibition gives you the chance to view and comment on our plans for a proposed new residential development of 85 high-quality homes to the west of Dansteed Way, as part of the approved Milton Keynes Western Expansion Area. We are proposing to submit a planning application to Milton Keynes Council in the near future, and you can help to shape our emerging scheme by providing us with your feedback. All comments will be taken into consideration as our planning application is finalised.

About the site The proposed development site, outlined in red on the map pictured opposite, is located to the west of Dansteed Way and north of Hazeley Wood. The land forms part of the Milton Keynes Western Expansion Area, which has already been granted outline planning permission by Milton Keynes Council. This means that the principle of residential development on the land has already been established. The Milton Keynes Western Expansion Area is being promoted by Gallagher Estates and a number of developers are bringing forward development proposals within the site. We are preparing to submit a ‘reserved matters’ planning application for our proposed development, which seeks to deal with detailed issues which have not already been approved at outline stage, such as property design, layout and landscaping.

The Masterplan

The Masterplan includes a provision for 6,550 new homes plus a range of community facilities including schools, play areas, public open spaces, employment land and a local centre. Our proposed development is shown in the southeastern corner of the wider site.

The image below shows a proposed layout plan for our residential development, illustrating what we think is the best way for the new homes, internal roads and landscaping to be arranged taking into consideration the specific characteristics of the site. The layout has been designed in line with the guidance laid out in the approved Milton Keynes Western Expansion Area Masterplan. This layout is not final and certain elements could be changed in our planning application, depending on the comments we receive during this public consultation and future discussions with the local authority. We welcome your comments on the suggested layout. Your feedback will be used to help us progress our designs as we finalise our planning application.

Key facts 85 new homes, including a mixture of 1 and 2-bedroom apartments and 2, 3, 4 and 5-bedroom houses.

Over 160 new resident and visitors parking bays.

30% of properties (25 homes) to be made available as affordable housing for local people in housing need.

Access to be taken from a new road being built to the west of the existing junction of Dansteed Way and Fulmer Street (Grange Farm Roundabout).

Landscaping proposals

Below is an image of our Landscape Masterplan, which focuses on the landscaping proposals for our Dansteed Way development and indicates where planting will be located. A survey has been carried out to assess the condition and value of the existing trees on the site. Landscape and Visual Impact Assessments have also been carried out and appropriate measures have been incorporated into the Landscape Masterplan to mitigate the visual effect on the landscape of the proposed development.

Key facts New garden trees will provide wildlife habitats and focal interest at key locations within the development.

Themes within the planting are proposed, with one street having green foliage and white flowers and an adjacent street variegated foliage and blue flowers.

Attractive specimen shrubs and climbing plants will provide height and structure to planting beds.

Existing trees on site to be retained and protected, subject to a tree survey.

In some cases we may also fit more complex technologies. This means that residents benefit from energy bill savings while their long term maintenance burden and costs are kept to a minimum.
