This is an established urban area and is ideally suited for redevelopment. It is a very well thought out scheme by Stephen Collins of Collins Maher Martin Architects, who prepared a careful and very sensitive response to the site combined with an appropriate density and type of development and to maximise the potential and market appeal. This scheme has been designed to fit in superbly with the scale of the artisan, Victorian and Georgian nature of the surrounding area whilst providing excellent modern residential accommodation in a private style courtyard setting. The 1920s terraced housing nearby has sold very well with sharp price rises in recent months. Other attractive schemes in the area have also sold well at Palatine Square in Stoneybatter for many years, although are considerably smaller than the new units proposed for this site at Arbour Hill which also will be very well insulated in line with Building Energy Rating requrements. The development will involve the demolition of the former timber supply merchant's yard buildings which previously traded from the site. The buildings are in a dilapidated condition and have been disused for many years. The site itself has been in the same ownership for over 50 years.
