Regional Manager's thoughts on Shannons This is a fantastic wet led pub with a great reputation, benefiting from a strong regular trade week in, week out with an influx of custom on match days, before and after the game. It is a pub for the true fans of Birmingham City and the team colours fly high in each room. Shannons is an excellent opportunity and would suit an experienced retailer looking to create a hub for the community by focusing on sports and local events. Indoor trading area The pub has two trade areas which are both very similar. There is a large bar area as you enter the pub, with traditional sports viewing and comfortable seating for approximately 50 covers; ideal for guests to watch their favourite game. To the rear is a small lounge area with a pool table, seating for approximately 30 covers and access to the rear beer garden. There is a corridor which runs between the two rooms and has couches providing further seating. Both rooms have their own servery, the larger one in the main bar. The large underground cellar is in very clean and tidy condition and there is a separate storage area for wines and spirits.

Outdoor trading area There is a walled yard to the rear offering a small area for smokers. This has been used for BBQs during the summer and as a bottle bar area for football match days.

Location Small Heath is an area in South East Birmingham with a population of over 36,000. It is situated on and around the A45 which forms one of the main routes from Birmingham to Coventry. It is served by Small Heath railway station as well as several buses running to other parts of the city. The local area is densely populated with a mixture of residential properties and local businesses. Shannons is located close to Birmingham City football ground.
